Two-story steel-framed private residence with additional spaces for two self-contained apartments.

Column-free carport roof with post-tensioned concrete beams cantilevered  fifteen feet that support a rooftop garden.

Eco-span second floor joists supporting composite metal deck and concrete slab

Faour Glass frameless glass wall at second floor gives the Owner uninterrupted views of the rooftop garden.

Multiple levels at second floor allow for installation of raised flooring, drainage at the garden area, and sloping of exterior balcony areas. 

Steel framing provided for retractable awnings.

Multiple roof and parapet levels.

Interior elevator in residential common lobby.

The Residences at HillviewPensacola, FL

The Residences at Hillview is a 165 unit, 551 bed apartment style student housing development located on private property contiguous to the University of West Florida Campus (UWF) in Pensacola, Florida. The project offers convenient access to the University. It is conceived as 2 and 4 bedroom apartments for upperclassmen providing the University with a timely solution in meeting their growing housing demand. Buildings enclose 242,302 SF in a residential scale, four story, wood frame structure over a 1/2 level concrete parking basement (29,175 SF). Utilizing brick veneer and a cement board siding blend. Building amenities include central courtyard with swimming pool and activity areas, exercise rooms, computer lab, collaboration / conference rooms, snack / coffee shop, on-site security / management offices and a multi-purpose activity room. Ample parking is provided with a ratio near one space per bed and the University provides trolley pick up at the building entrance.
