Phoneinx Gulf Towers West and East is a two tower development located in Orange Beach, Alabama. Each condominium tower will be approximately 350,000 sf and 26-stories tall with an attached 130,000 sf, 7-story parking garage. The towers will be constructed of reinforced concrete and supported on hundreds of precast concrete pilings bearing more than 80ft below grade.
This project consists of a 29 story concrete framed condominium structure with an 8-story parking garage. Lateral Load Resisting System: Concrete shear walls; Floor Framing: flat plate post-tensioned slabs; Foundation System: precast piling. Unusual features include 46' tall steel roof with 12:12 slope, full height atrium space, glass roof over atrium, large unsupported exterior wall on one side of atrium.
This is a multi-family residential, concrete framed structure with a 12-story parking garage. Lateral force resisting system: concrete shear wall; floor systems: post tensioned concrete slabs; foundation system: precast piling system. Unique design features: transfer floors and girders at various level for shear flow continuity between shear walls at different locations. Roof garden at level 15. Two story tall open spaces at various levels with two story tall meeting space at level 15.
This 360,000 sf structure consists of 22 occupied floors plus roof, stair and elevator tower slabs, along with a six-story parking garage with a 7th floor for tennis courts with reinforced cast-in-place concrete with post-tension concrete floor slabs. The structure sits on concrete pile caps supported by 435 pre-stressed concrete pilings bearing approximately 66 ft below sea-level.
This is a 114 unit, 21 story reinforced concrete condominium structure with approximatly 402,400 sf with a 10-story detached reinforced concrete parking garage at approximately 143,500 sf. The upper level of the parking deck will be used a tennis court. The pool will be on-grade under the main building.
This is a 276,000 sf 9-story structure with concrete framing and post-tensioned flat plate floor framing, concrete columns and shearwalls. There is a structured pool on the second floor. Structural challenges include: Long spans and difficult layout of shearwalls. Structural Design was completed with REVIT 2015. This unique building design captures panoramic views of the Gulf of Mexico.

Fourteen elevated 9" thick flat-plate post-tensioned slabs made with lightweight structural concrete make up the floor system; 24" thick concrete shear walls cantilever out 30' over the foundation providing vertical and lateral support for the building.Other features include 4 levels of interior parking, a conventional swimming pool on the 6th floor, and a tennis court on the 12th floor.
This condominium structure is 15 stories and 351,000 sf. Post-tensioned flat plate 9" thick, with 30'-3" spans and 11'-0" cantilevers. 14'-4" cantilevers utilizing 10 1/2 " flat plate. All 10" wall supported - no columns.
The project consisted of post-tensioned flat plate, 8" thick, 10,000 psi 12"x24" and 24" diameter columns, spans vary, cantilevers 7'-0", heavily reinforced shearwall core with two (2) - 96" thick 84-pile pile caps, original design called for 18" pre-cast piles with 123 tons compression, and 32.5 tons tension. Augercast displacement piles were substituted as a value-engineering item.
Post-tensioned flat plate 8” thick with various spans and 8’ cantilevers with 12"x24" columns with 12" thick reinforced elevator/stairwell core with 18” auger-cast-in-place piles including one 105 pile cap.
The building consists of 19 elevated 9" thick post-tensioned flat plate slabs, second level parking, 3rd-19th levels residential, and roof. 12" thick concrete walls provided vertical and lateral support. Precast prestressed concrete pile and augercast displacement pile foundation design options were given.
